  Step 1 – Budget pricing

Customer provides a design or rough concept of their dream home or project.
(example - a hand drawn sketch or a plan from the internet) The Salesman and client work together to achieve an appropriate material specification sheet.
A budget summary and specification sheet is given to the client.




Step 2 – Getting Started


Customer approves the budget summary. A $2000 deposit is then taken to translate concept plans into a custom design. A good relationship between the client and the salesman ensures all unique requirements are met.
**Don’t forget that all materials are guaranteed for quality & quantity.
Preliminary drawings will provide floor plans and elevations.


Step 3 – Permit Plans

Once the client is completely satisfied with the design, a guaranteed price is
established. A 10% deposit (minus the $2000 starter kit deposit) is taken based on the final specification sheet & price.
Lange-Con proceeds with engineering and all technical requirements are thoroughly determined. The client is provided with final blue prints, roof certificates, and joist layouts ready for permit. The customer / contractor then takes this into the building department for permit.


Step 4 – Building Your Dream Home

Once the client has received their permit from the county. The foundation process can begin. As you are doing the foundation, Lange-Con is building your walls. A delivery date for the package is determined. The package can arrive before or after your foundation is done.

**You can skip all previous steps if you already have your plans and engineering done. Please send them in for a guaranteed price.**



Step 5 - The truck is loaded in Lange-Con’s yard

Each truck will carry approximately one complete 1800 sq. ft. framing package. So for larger houses the first truck will contain the floor system, and as many walls as possible. The second truck will contain the remainder of the walls and the roof system.



Step 6 - Unloading the truck

Although it is possible to hand bomb everything off the truck, it is advised that you have some machinery on site to help. With machinery you may only need three people on site. Without machinery it is advised to have 6 people there.



Step 7 - Foundation systems

With a simple on-site measurement, daylight walls will also be built.
Interior basement walls are built on-site with material supplied



Step 8 - Floor system

- Silent floor joists - 11 7/8” deep TJI 110 series @ 16” oc.
- Rim board and joists are precut.
- Pre-cut squash blocks and blocking panels
- Stairs are prebuilt and ready to install







Step 9

- Exterior walls are prebuilt with 2x6 select spruce studs @ 16” oc, and sheeted with OSB or plywood to meet the local building codes. All window and door rough openings are framed with plied 2x10 or engineered beams.
The very top plate is site applied.







Step 10

– Interior walls are prebuilt with 2x4 select spruce studs @ 16” oc. Plumbing walls are 2x6. Very top plate is site applied.
– Any arches or columns are also built in our factory.






 


Step 11 - Roof System

– Trusses-Engineered exclusively with MSR spruce to meet any loads required. Typically they are spaced @ 24”o.c. Vaulted trusses, and coffered ceiling are also available. Ridge blocking is pre-cut. OSB or plywood sheeting is supplied to meet local building codes.





Step 12 - Framing the house


One of the many benefits of a panelized home is the time you save on site. An average framing package can be completely done in two - three days with an experienced crew. We have homeowners that have completed this stage in one week by framing after work and on a weekend.
